40 - AGRICULTURE DISTRICT
A.
The AG agriculture district is provided to conserve good farming areas, and to prevent the uneconomical and uncontrolled spread of residential development which might result in excessive cost to the community for premature provision of essential public improvements and services such as sewer and water lines.
B.
Uses Permitted by Right. In the agricultural district no building or land shall be used and no building shall be erected or structurally altered, unless otherwise provided for in this chapter, except for the following uses:
1.
Parks and recreational facilities;
2.
Growing and harvesting of crops;
3.
In season, roadside stands for the sale of farm products produced on the premises, and up to two unlighted signs not larger than eight square feet each advertising such sale;
4.
Water storage and sewage disposal plants and power stations, when surrounded by a woven fence eight or more feet in height;
5.
Raising or maintaining farm animals, kennels, stables, nurseries, greenhouses and other agricultural uses which may cause noxious odors or create health and sanitation hazards are permitted, but buildings which house animals shall not be closer to any property line than one hundred feet;
6.
Uses customarily incidental to any of the above uses, including residential use incidental to any of the above uses;
7.
Gravel or sand pits and quarries, including washing and grading of products as a conditional use. Review and conditions of use required by the plan commission are to insure that quarrying and stockpiling are set back adequately from property lines and any public right-of-way; fencing is provided where necessary for the protection of public safety; equipment is operated and maintained in such a manner as to minimize dust, noise and vibration; a reuse plan is submitted for the land; and a performance bond to insure execution of the reuse plan has been filed by the prospective operator with the zoning officer in an amount agreed upon by the operator and the plan commission.
C.
Existing Residences. Existing owner-occupied residences, excluding mobile home and home occupations, shall comply with the provisions of the R-1 residential district.

Residences shall not exceed residence district 1 height requirements or thirty-five feet, and no structure shall exceed sixty feet in height, except as provided in Chapter 20.52, Exceptions and Supplementary District Regulations.
