08 - DISTRICTS
In order to regulate and restrict the location of trades, industries, residences and other uses, and the location of buildings designated, erected, altered or occupied for specific purposes; to regulate and limit the height and size of buildings hereafter erected or altered; to regulate and determine the area of yards and other open spaces; and to regulate and limit the density of population, the city is divided into districts, as follows:

The city is divided into districts as provided in Section 20.08.010, and the boundaries of such districts are shown upon the zoning maps on file at the city engineer's office and made a part of this title, and the map including all notations, references and other information shown thereon shall be as much a part of this title as if the matters and information set forth by the map were fully described herein.

A.
Except as provided in this title, no building shall be erected, reconstructed or structurally altered nor shall any building or land be used for any purpose other than is permitted in the district in which such building or land is located.
B.
No building shall be erected, reconstructed or structurally altered to exceed the height limit established in this title for the district in which such building is located.
C.
No lot area shall be so reduced or diminished that the yard or other open space is smaller than prescribed by this title. No yard or open space provided about any building for the purpose of complying with the provisions of this title shall be considered as providing a yard or open space for any other building. No yard or open space on an adjoining premises shall be considered as providing a yard or open space on a lot whereon a building is being erected, and in no case shall there be more than one building on one lot, excepting as providing in this title.

Where uncertainty exists with respect to the boundaries of the various districts as shown on the zoning map, the following rules shall apply:
A.
The district boundaries are either streets, alleys or lot lines unless otherwise shown, and where the districts designated on the zoning map are bounded approximately by street, alley or lot line, such street, alley or lot line respectively shall be construed to be the boundary of such district.
B.
Where the district boundaries are neither streets, alleys nor lot lines, unless otherwise clearly indicated on the zoning map, they shall be determined by use of the scale on such zoning map.
