27 The spatial requirements for R-SF1-zoned LOTs developed as part of a CONSERVATION SUBDIVISION shall be as provided in Section 5.4.
28 Any LOT which was created by the combination of two or more smaller LOTS by PLAT recorded prior to July 1, 2022, may be re-subdivided on or after July 1, 2022, even if the resulting LOTs do not conform to the minimum LOT AREA and/or LOT WIDTH requirements specified herein, provided: 1) the property line(s) may only be re-established in the same location(s) that existed immediately prior to the combination; and 2) no BUILDING, STRUCTURE, or other site IMPROVEMENT may be made nonconforming with the current SETBACK or LOT COVERAGE requirements as a result of the re-subdivision.
29 Minimum LIVABLE FLOOR AREA requirements are for single family detached dwellings in the R-SF1, R-SF2, and R-SF3 districts. The minimum required LIVABLE FLOOR AREA for units in the R-CL, R-TH, R-MF and MU districts shall be determined by the number of bedrooms, as follows: efficiency unit - 650, 1 bedroom - 800, 2 bedroom - 1,000, 3 bedroom - 1,200. An additional 100 square feet shall be provided for each bedroom over 3.
