This chapter is established to regulate uses in the zones or portions of zones where unique or unusual circumstances warrant additional conditions or higher standards than normal and to control building heights under special circumstances such as preservation of public view.

1. There are two special height districts.

1. 1. Cathedral District.

The St. John's Cathedral special height district is bounded by Fourteenth Avenue, Browne Street, Cliff Drive, Grand Boulevard, Ninth Avenue, Chandler Street and Chandler Street extended and Ferris Court.

1. 2. Cliff Drive District.

The Cliff Drive special height district is bounded by McClellan Street, Ninth Avenue, Cliff Drive, Lincoln Street and Fifth Avenue.

1. The maximum heights in the special height districts are as follows:

1. 1. Within the St. John's Cathedral special height district no structure may exceed:

1. 1. 1. three stories; or

1. 1. 2. the elevation of two thousand two hundred forty feet, whichever is higher, exclusive of any antenna, chimney or flagpole.

1. 2. Within the Cliff Drive special height district no structure may exceed:

1. 1. 1. three stories; or

1. 1. 2. the elevation of two thousand one hundred fifty feet, whichever is higher, exclusive of any antenna, chimney or flagpole.
