The following are the district regulations for the C-2 Central Business District:
1. Permitted Principal Uses and Structures. Following are the principal uses and structures permitted in the C-2 Central Business District:
A. Any use permitted in the C-1A District.
B. Automotive display, sales, service and repair.
D. Barber shops/beauty parlors.
E. Business and professional offices and studios.
G. Commercial amusements.
H. Dance and music schools.
I. Dry cleaners or laundry.
J. Dwelling unit above a store or shop on Broad Street and Pennsylvania Avenue, all other areas residential structures of 6 or more units.
K. Gas stations/convenience stores.
N. Household appliances sales and repairs.
O. Medical, dental, chiropractic clinics.
P. Personal service and repair shops.
Q. Plumbing and heating sales, service and repair shops.
S. Printing, publishing and engraving.
T. Public buildings and utilities but not including storage or maintenance yards or buildings.
U. Public garages, storage garages and parking lots.
X. Restaurants, night club, café or tavern.
2. Permitted Accessory Uses and Structures. Following are the permitted accessory uses and structures allowed in the C-2 Central Business District:
A. Uses and structures clearly incidental and necessary to their permitted principal uses or structures of this district.
B. Storage warehouses in conjunction with the permitted principal uses or structures of this district.
C. Temporary buildings used in conjunction with construction work, provided that such buildings are removed promptly upon completion of the construction work.
3. Special Exception Uses and Structures. Special exception uses and structures are permitted in the C-2 Central Business District, upon approval by the Zoning Board of Adjustment, as authorized in
Chapter 168 of this Code.

4. Minimum Lot Area and Width. There is no minimum lot area and width requirement for the commercial uses in the C-2 Central Business District.
5. Minimum Required Front, Side and Rear Yards. Following are the minimum requirements for front, side and rear yards in the C-2 Central Business District are as follows:
A. No setback is required.
6. Maximum Height. The maximum height for structures in the C-2 Central Business District four (4) stories or 50 feet.
A. Trade, business or industry identification signs provided that:
(1) Free-standing signs shall not exceed 25 feet in height and 60 square feet in area per face. The face or copy area of such signs shall not be located lower than 10 feet above grade.
(2) Flush, wall-mounted signs attached to a building shall not project above the height of the building and shall not project more than one foot from the face of the building. Signs shall not exceed 100 square feet in area or more than 20 percent of building front, whichever is smaller.
(3) Projecting Signs. Bracketed or suspended building signage mounted perpendicular to the building face may project four feet from the structure and shall not exceed eight feet in area. The projecting sign shall be not less than seven feet six inches from the ground and no higher than 10 feet and shall be in the proximity of the business entrance or at the side of the building. Signs that project into a pubic alley or public parking lot will not be allowed.
B. No sign or billboards shall be located in, overhang or project into a required yard except as otherwise provided for herein.
C. All signs and billboards shall be maintained in a neat and presentable condition and in the event their use shall cease they shall be promptly removed and the surrounding area restored to a condition free from refuse and rubbish.
D. In the event a nonconforming sign is removed, it shall be replaced only by a sign conforming to the provisions contained herein.
8. Minimum Required Off-Street Parking. There shall be two off-street parking spaces provided for each dwelling unit above a store or shop. No off-street parking is required for all other uses.
