The district regulations for the R-lb Medium Density Single-Family Residential District are as follows:
1. Permitted Principal Uses and Structures. Following are the principal uses and structures permitted in the R-lb Medium Density Single-Family Residential District:
A. Single-family dwellings.
B. Community meeting or recreation buildings.
C. Parks, playgrounds or playfields.
D. Elementary or secondary schools.
E. Churches and other places of worship.
F. Golf courses and country clubs except miniature courses or driving ranges operated for a profit.
2. Permitted Accessory Uses and Structures. Following are the permitted accessory uses and structures allowed in the R-lb Medium Density Single-Family Residential District:
A. Private garages. In addition, a detached private garage over 1,500 square feet shall be required to have approval from the Board of Adjustment.

B. Private swimming pools and tennis courts.
C. Private greenhouses not operated for commercial purposes.
D. Uses and structures clearly incidental and necessary to the permitted principal uses or structures of this district, not involving the conduct of business on the premises, except home occupations not employing any person outside the immediate family and located on the same lot or a contiguous lot under the same ownership.
E. Temporary buildings used in conjunction with construction work, provided that such buildings are removed promptly upon completion of the construction work.
3. Special Exception Uses and Structures. Subject to subsection 2 of Section
168.13 and the other requirements contained herein, the Board may permit the following:
A. Railroads and public utilities but not including equipment storage or maintenance yards and buildings or general administrative and sales offices, provided that any substation or building shall meet the front and rear yard requirements for dwellings and shall provide side yards of not less than 25 feet and that two parking spaces per substation or one per employee at the site provided.
4. Minimum Lot Area and Width. Following are the minimum lot area and width requirements for the R-lb Medium Density Single-Family Residential District:
A. Area – 7,000 square feet.
5. Minimum Required Front, Side and Rear Yards. The minimum requirements for front, side, and rear yards in the R-lb Medium Density Single-Family Residential District are as follows:
(4) Street side, corner lot – 25 feet.
B. Schools, churches or other public or semi-public buildings:
(4) Street side, corner lot – 30 feet.
6. Maximum Height. The maximum height for structures in the R-lb Medium Density Single-Family Residential District is 2½ stories or 35 feet.
7. Permitted Signs. Permitted signs in the R-lb Medium Density Single-Family Residential District are as follows:
A. Name plates attached flat against the wall of the main building not to exceed one square foot in area.
B. Church or public bulletin boards located only on the premises to which they refer, not to exceed 12 square feet in area.
C. Temporary signs advertising the lease or sale of the premises not to exceed six square feet in area.
D. Illumination of signs, bulletin boards and name plates shall not exceed 60 watts and shall be lighted only with indirect, non-intermittent lighting.
E. Signs and bulletin boards shall be at least 20 feet from the front lot line or not more than five feet in front of the main building.
F. All signs shall be maintained in a neat and presentable condition and in the event their use shall cease, they shall be promptly removed and the surrounding area restored to a condition free from refuse and rubbish.
G. Any sign not conforming to these provisions shall be made to conform or be removed.
8. Minimum Width Regulation. The minimum dimension of the main body of the principal building shall not be less than 24 feet.
9. Perimeter Foundation Requirement. A permanent perimeter foundation, meeting the Story City Building Code standards, shall be required for all principal buildings.
10. Off-Street Parking and Loading. Spaces for off-street parking and loading shall be provided in accordance with the provisions of Section
166.21(14).
11. Site Plan Requirements. See Section
166.21(16).
12. Maximum Building and Site Coverage. No lot in the R-lb Medium Density Single-Family Residential District may have building coverage of more than 40 percent by area. No lot in the R-lb Medium Density Single-Family Residential District may have site coverage of more than 65 percent by area.
