1. Statement of Intent. The Conservation and Open Space District is intended to preserve and protect the heavily wooded areas, the stream banks and flood plains of the Story City planning area from adverse future development. It is also intended that development of the flood plains be restricted to minimize the danger to life and property which results from development undertaken without full realization of such danger.
2. Principal Permitted Uses. Only the use of structures or land listed in this section shall be permitted in the Conservation and Open Space District.
A. Agriculture, truck gardening and nurseries, and the usual accessory buildings, but not including livestock feed lots or poultry farms or similar uses; provided that no permanent dwelling units shall be erected thereon.
B. Forest and forestry preserves.
C. Publicly owned parks, nature areas, playgrounds, golf courses and similar non-commercial recreational uses.
D. Any use erected or maintained by a public agency.
E. Public utility structures, subject to approval by the Board, except those utilities and structures constructed by the City.
F. Dumping of approved materials for landfill purposes; subject to prior approval of the City Council and appropriate state agencies.
3. Permitted Accessory Uses and Structures. Following are the accessory uses and structures permitted in the F-1 District:
A. Uses and structures clearly incidental and necessary to their permitted principal uses or structures of this district.
B. Temporary buildings used in conjunction with construction work, provided that such buildings are removed promptly upon completion of the construction work.
4. Special Exception Uses and Structures. Subject to subsection 2 of Section
168.13 and other requirements contained herein, the Board may permit the following special exception uses and structures:
A. Recreation trails, hiking and bicycle trails and similar uses provided the installation complies with federal, state and City requirements regarding construction within designated flood plains. Minimum lot area, width and yard requirements do not apply to these uses.
B. Boat houses and marinas.
C. Club houses, tennis courts, playground areas, or other buildings and structures when associated with parks, golf courses or other recreational facilities.
D. Construction of dams, reservoirs and ponds.
E. Relocation of water courses.
F. Quarries or mining operations, including rock crushing plants or processing of materials quarried or mined.
5. Minimum Lot Area and Width. There are no minimum lot area and width requirements for the F-1 District.
6. Minimum Required Front, Side and Rear Yards. The minimum requirements for front, side and rear yards in the F-1 District are as follows:

8. Maximum Number of Stories. No limitation.
