These districts are intended to provide areas for industrial uses and related activities such as wholesaling, warehousing and storage, and to protect adjacent districts from potentially harmful effects of industrial uses. These districts are not intended to accommodate general commercial uses or residential uses.
9-2.1. Purpose. This district is intended to provide areas for light industrial uses and related uses such as wholesaling, warehousing and storage, and to protect adjacent districts from potentially harmful effects.
9-2.2. Permitted uses.
(a)
Any use permitted in the C-2 district.
(b)
Light manufacturing plants, processing plants and industrial uses which do not produce obnoxious noises, vibrations, smoke, gas, fumes, odors, dust or other similar conditions which would be incompatible with the character of the district or with development outside the district.
(c)
Retail or wholesale business outlets operated as part of a manufacturing establishment.
(d)
Business offices associated with, and secondary, to individual industrial uses within the district.
(e)
Automotive repair garages.
(f)
Trade schools and technical schools engaging in activities of an industrial nature.
(g)
Junkyards, salvage yards, scrap yards and secondhand materials operations.
(h)
Laundry and dry cleaning processing plants.
(i)
Veterinary clinics, kennels and animal hospitals.
(j)
Lumber and building supply yards, offices and yards for storage of contractor's equipment and supplies, and outdoor storage of material, supplies or equipment.
(k)
Scientific, technical and medical laboratories and research facilities.
(l)
Agricultural uses such as general farming, pasture, grazing, outdoor plant nurseries, horticulture, forestry, wild crop harvesting, vineyards and orchards.
(m)
Coal yards.
(n)
Accessory buildings and uses of structures customarily incidental to any permitted use, provided such structures are located in the rear yard and not less than five feet from any property line.
(o)
Signs, subject to the provisions in section 8-3013-13.
(p)
Special exceptions, as prescribed in section 8-3013-1.
9-3.1. Purpose. This district is intended to provide areas for basic industrial and related uses, to encourage the proper design, placement and grouping of industrial uses, and to protect adjacent districts from potentially harmful effects.
9-3.2. Permitted uses.
(a)
Any use permitted in the I-1 district.
(b)
Manufacturing plants, processing plants and industrial uses which would not produce excessive noise, vibration, smoke or particulate matter in the atmosphere, offensive odors, excessive levels of toxic or noxious matter in the atmosphere or in water bodies, dangerous levels of radiation, hazards of fire or explosion, excessive heat, humidity or glare, or electromagnetic interference, or other similar conditions which would be incompatible with adjacent development outside of the heavy industrial district in which the use is located.
(c)
Private heliports.
(d)
Industrial group developments, subject to the provisions of article 10.
(e)
Accessory buildings and uses of structures customarily incidental to any permitted use, provided such structures are located in the rear yard and not less than five feet from any property line.
(f)
Signs, subject to the provisions in section 8-3013-13.
(g)
Special exceptions, as prescribed in section 8-3013-1.
