It is the intent of this District to create additional safeguards and/or buffers in areas where two (2), perhaps conflicting, uses or districts join, i.e., as uses near the airport, or where an area is in transition from one major use to another, i.e., residential to business. (Ord. 203, 12-9-1983)
11-10-2: APPLICATION:
The provisions of the T District may be added to any other district when the symbol "T" is combined within any other district symbol. The provisions of the T District shall be added to the provisions of the district to which it is applied. (e.g., CBD-T means all the provisions of the CBD and T Districts are applicable). 11-10-3: PERMITTED USES:
Any use permitted in the district to which the T District is combined is permitted in the T District itself, subject to direct review and approval of provisions and requirements of this Title. In granting or denying a proposed use and in establishing conditions for said use, this Chapter creates the T District as well as the general standards provided for herein. (Ord. 203, 12-9-1983)
11-10-4: REVIEW STANDARDS:
Creation of a T District shall be through action of the City Council. Said action may be upon recommendation of the Zoning and Planning Board and shall include specific development standards and may include performance standards. The T District and specific standards for each T District shall be adopted concurrently. Such specific standards may provide for:
A. Receiving a conditional use permit as provided in Chapter 12 of this Title.
B. Prohibiting certain uses.
C. Prohibiting certain structures.
D. Reduced building height.
E. Special setbacks, yards, open spaces and buffers.
F. Fences and walls.
G. Regulation of lighting.
H. Regulation of vehicular ingress and egress.
I. Regulation of signs.
J. Regulation of time and certain activities.
K. Landscaping and maintenance thereof.
L. Time schedule of proposed development.
M. Regulations of odors, smoke, dust, airborne particles, vibration, glare, heat, and noise.
N. Such other reasonable conditions to protect surrounding areas and provide for orderly compatible development. (Ord. 203, 12-9-1983)
