Agricultural land-use activities are closely associated with the Three Forks community. Much of the land surrounding the existing City limits and within the City's jurisdictional boundary is used for agricultural purposes. This designation reflects this important activity. The purpose being to encourage continued agricultural use of the land and discourage random subdivision and development activity far from community support facilities (i.e., sewer and water). Accessory uses which are customarily and necessarily related to and included with an agricultural pursuit.

Cultivation of ground, including the preparation of soil, planting or seeding and raising and harvesting of crops.

Home occupations.

Raising, feeding and managing of livestock, poultry and other animals (excluding confined feedlots and poultry yards).

Sale, on the premises, of products produced thereon.

Single-family dwelling(s) associated with an agricultural pursuit, provided minimum lot area and width as herein set forth is adhered to.

Wildlife areas and game refuges owned by governmental agencies; accessory buildings associated with said uses. (Ord. 203, 12-9-1983)

The following uses may be allowed in the AG Agricultural District as conditional uses as regulated in Chapter 12 of this Title:

Camping facilities and/or trailer parks.

Churches, schools, and cemeteries.

Golf courses, golf and country clubs, miniature golf courses, driving ranges, rodeo grounds, public and private parks, and playgrounds.

Single-family nonfarm dwellings, provided said uses are in compliance to lot area requirements as set forth. (Ord. 203, 12-9-1983)

Minimum lot area in this District shall be ten (10) acres with a lot width not less than three hundred thirty feet (330'). No lot shall have a depth greater than three (3) times its width. (Ord. 203, 12-9-1983)

No more than ten percent (10%) of the lot area shall be covered by the principal and accessory buildings. (Ord. 203, 12-9-1983)

Every lot shall have the following minimum yards:

Front yard: sixty five feet (65').

Rear yard: fifty feet (50').

Side yard: fifty feet (50') each side.

All pens, coops, barns, stables or permanent corrals shall be set back not less than one hundred feet (100') from any residence or public road and not less than fifty feet (50') from any property line. (Ord. 203, 12-9-1983)

Maximum building height for buildings designed and constructed for human occupancy shall be twenty four feet (24'). All other structures may exceed this height except structures located in height restricted areas in conjunction with the Three Forks airport. (Ord. 203, 12-9-1983)

This District designation pertains to land that continues to be used for agricultural purposes but, because of its close proximity to established residential neighborhoods and City services, reasonable single-family development is allowed. Developments and land uses within this area shall be reviewed in accordance with local criteria and specific attention will be given in relation to the availability of City sewer and water service as well as ground water situation and other limitations for urban development. Minimum lot area in this District shall be five (5) acres except every lot or plot of land on which a single-family dwelling is erected shall contain an area of not less than one acre with a lot width not less than one hundred fifty feet (150'). No lot shall have a depth greater than three (3) times its width. (Ord. 203, 12-9-1983)
