(a) Office Building Districts and regulations are established to promote convenience, welfare and prosperity of the community. More specific purposes are:
(1) To provide opportunities for local employment close to residential areas, thus reducing travel to and from work;
(2) To provide convenient, modern office buildings in landscaped settings;
(3) To provide, adjacent to residential neighborhoods, appropriate districts for uses which do not generate large volumes of traffic, do not have large off-street parking requirements or otherwise create traffic congestion;
(4) To promote the most desirable use of land in accordance with a well-considered plan and to stabilize and enhance property values.
(b) In an Office Building District, buildings and land shall be used, and buildings shall hereafter be erected, altered, moved or maintained only as set forth in this chapter.
(2) Residential buildings of the type permitted and under the same regulations as in the least restrictive contiguous district.
(3) Parking areas and accessways for passenger automobiles, as regulated in the Automobile Parking District.
(b) Accessory Uses. Accessory uses customarily incident to the main uses listed above, provided such a use has no injurious effect on the adjoining residential districts and is developed integrally with the main building, such as parking areas for employees and customers, one space per 200 square feet of floor area.
The height of any main or accessory building shall not exceed two stories in such district, except that flagpoles, radio towers and mechanical appurtenances located upon or constituted as an integral part of the main building may be erected above the height limit, but not to exceed 35 feet above the finished grade.
For every main or accessory building the following minimum yards shall be provided:
(a) Front Yards. A minimum setback of not less than 35 feet in depth unless shown otherwise on Building Zone Map.
(b) Side Yard. An office building located on a lot adjoining a residential district shall have a side yard of not less than 12 feet on the adjoining side. Office buildings within such district shall either have no side yards or be located not less than seven feet from the nearest office or business building.
(c) Rear Yard. Office buildings shall have a rear yard of not less than 30 feet when adjoining a residential district. A wall, solid fence or hedge, approximately five and one-half feet high may be required on such rear yard of an office building establishment adjoining a residential district.
