The City of University Heights is divided into the following types of districts, and may be referred to by the letter and numerical designation shown herein:
(a) The locations and boundaries of the districts are as shown on the Map entitled "Building Zone Map of the City of University Heights, Ohio" on file with the Clerk of Council. This map and all notations, references, data and other information shown thereon, including setback building lines, are made a part of this Zoning Code and may be amended in the same manner as any other part of this Zoning Code.
(b) The updated Zoning Map, attached to original Ordinance 2001-85 as Exhibit “A”, is hereby adopted. The Clerk of Council shall immediately upon enactment of this division substitute the new Map as part of the Planning and Zoning Code of the City.

1248.03 DISTRICT BOUNDARY LINES.
All boundary lines between districts shown on the Building Zone Map shall be interpreted as follows: where boundaries apparently follow lot lines, such lot lines shall be construed to be such boundaries; where boundaries apparently follow streets or alleys, the centerlines of such streets or alleys shall be construed to be such boundaries; where boundaries apparently follow park lines or the lines of watercourses, such lines shall be construed to be such boundaries; in all other cases the location of any boundary line, unless shown on the Map by dimension, shall be determined by use of the scale of the Zoning Map.
(a) No building shall be erected and no existing building shall be moved, raised, altered, added to or enlarged, nor shall any land or building be used, designed or arranged for any purpose or in any manner except in conformity with the use, height, bulk, setback building line, area, yard, court, off-street parking space, off-street loading space and other regulations established in this Zoning Code.
(b) No portion of any lot, yard, area, off-street parking space or off-street loading space required under this Zoning Code for one building shall be used as any portion of required lot, yard, area, off-street parking space or off-street loading space for another building.
(c) Where a lot is hereafter formed from a part of a lot already occupied by a building such separation shall be effected in such manner as not to impair conformity with any of the requirements of this Zoning Code, with respect to the existing building and all yards and other open spaces in connection therewith, and no permit shall be issued for the erection of a building on the new lot thus created unless it complies with all the provisions of this Zoning Code.
