CHAPTER 1254

Automobile Parking District, U-3

1254.01 PURPOSES.

   (a)   Automobile Parking Districts and their regulations are established in order to promote the general convenience, welfare and prosperity of the community. More specific purposes are:
      (1)   To provide a transitional use or "buffer" area (generally between business and residential districts) wherein open land developments such as parking areas and driveways would be more appropriate than building developments;
      (2)   To provide areas for expansion of off-street parking where presently needed, and to control the location of accessways to such parking areas;
      (3)   To protect adjacent residential neighborhoods from traffic congestion by setting limits, based on need, for future expansion of such parking facilities, and by establishing protective features along lines so defined;
      (4)   To promote the most desirable use of land in accordance with a well-considered plan, and to stabilize and enhance property values.
   (b)   In an Automobile Parking District, land shall be used and maintained only in accordance with the following regulations.
(1982 Code, § 1113.01) (Ord. 56-53. Passed 10-1-1956.)

1254.02 PERMITTED USES.

   Permitted uses in Automobile Parking Districts are:
   (a)   Parking areas and accessways for passenger automobiles, providing such areas:
      (1)   Are accessory and adjacent to multi-family, business or commercial manufacturing uses; and
      (2)   Are not used for selling, dead storage, repairing or servicing of any kind.
   (b)   Parking areas shall conform to all applicable regulations.
   (c)   Parking areas in existence or being constructed under special permits granted by the Board of Zoning Appeals prior to July 15, 1956, shall comply with the terms of such special permits notwithstanding the provisions of Section 1254.01, unless revised by the Board.
(1982 Code, § 1113.02) (Ord. 56-53. Passed 10-1-1956.)

1254.03 APPROVAL OF DRAWINGS.

   Detailed drawings of off-street parking shall be submitted for approval to the City Planning Commission before an application for a building permit is granted.
(1982 Code, § 1113.03) (Ord. 56-53. Passed 10-1-1956.)
