40 R-2 Residential Zone

Section 16.40.010 Objectives -- Characteristics

The R-2 residential zone covers the portion of the City which is primarily suited for one (1) and two (2) family dwellings, plus certain complementary uses such as parks, schools and churches. This zone is characterized by quiet residential conditions favorable to family life and the rearing of children.

Section 16.40.040 Minimum Area Requirements

  1. One (1) family dwelling: seven thousand (7,000) square feet;
  2. Two (2) family dwelling: nine thousand (9,000) square feet;
  3. Dwelling utilizing zero side yard: four thousand five hundred (4,500) square feet. Such dwelling must be in a structure having two (2) or more dwelling units, with each dwelling being located entirely and solely on one (1) individual lot.

Section 16.40.050 Minimum Width Requirements

Width requirements shall be measured at a distance of thirty (30) feet back from the front lot line.

  1. One (1) family dwelling: seventy (70) feet;
  2. Two (2) family dwelling: ninety (90) feet;
  3. Dwelling utilizing zero side yard: forty-five (45) feet. Such dwelling must be in a structure having two (2) or more dwelling units, with each dwelling being located entirely and solely on one (1) individual lot.

Section 16.40.060 Setback Requirements

Setback requirements are the same as required in the R-1 residential zone.

Section 16.40.070 Height And Coverage Requirements

  1. The maximum height of any main building shall be thirty-five (35) feet. The minimum height of any main building shall be eight (8) feet.
  2. Accessory buildings shall be governed by the same height restrictions as found in the R-1 code, Section 16.36.100.
  3. The maximum area of any lot that may be covered by structures is fort-five (45) percent.

Section 16.40.080 Special Provisions

Special provisions are the same as required in the R-1 residential zone (see Sections 16.36.090 and 16.36.120 through 16.36.140).
