General conditions.
All planned unit development projects shall demonstrate that there is a public benefit to be gained by a permitted degree of deviation from the underlying zoning district such as:

Additional or better related open space;
B.
Better or more convenient services;
C.
Preservation of a natural asset;
D.
Additional public use facilities;
E.
