56 CEM CEMETERY ZONE

§ 6.56.010 Permitted uses.

Land in a cemetery zone shall only be used for the operation of a cemetery and for cemetery purposes, including columbariums, crematories, churches, mausoleums, indoor and outdoor sarcophagi, mortuaries, flower shops, administrative buildings, dwellings for persons employed on the premises, storage and vault fabrication facilities, toolsheds, maintenance and garage buildings and other buildings and uses requisite to, necessary for or incident to the establishing, maintaining, operating, improving or conducting of a cemetery, interring human remains and the care, preservation and embellishment of cemetery property including, but not limited to, any activity or business designed for the benefit, service, convenience, education or spiritual uplift of property owners or persons visiting the cemetery.

§ 6.56.020 Conditions on use of property.

Any property used for cemetery purposes shall be subject to the following conditions:
A. 
The property shall be developed in accordance with the memorial-park plan; landscaped with lawns, shrubs and trees, and embellished with chapels, memorial statuary, mosaics and other renowned forms of architecture, sculpture and art.
B. 
No tombstones shall be permitted. Memorialization shall be by memorial tablets flush with the ground, statuary and other private memorials which are architectural or artistic embellishments.
C. 
The property shall be graded to curblines.
D. 
Drainage and sewage disposal systems shall be installed.
E. 
Every such cemetery shall be an endowment care, church or lodge cemetery in accordance with the laws of this state.
F. 
A masonry type wall or masonry type fence six feet in height shall be constructed along each property line of cemetery zoned property that is adjacent to residentially developed property. Residentially zoned or developed property shall not be deemed adjacent if separated by a street right-of-way of more than 150 feet in width.
This section shall not require construction of such masonry type wall or fence if the adjacent residentially zoned property is also owned by the owner of the cemetery property. No such exception shall exist where the adjacent property is residentially developed, or residentially developed within 150 feet of the property.
