CHAPTER 6

34 R-4 MEDIUM-HIGH RESIDENTIAL ZONE

§ 6.34.010 Intent and general provisions.

The intent of this chapter is to implement policies and actions set forth in the City of Walnut General Plan’s Housing Element and any amendments thereto relating to the provision of a mix of housing types, including medium-high density residential housing that offers housing opportunities to all economic segments of the community while promoting and preserving community characteristics and community vitality. These objectives can be promoted through the adoption of form-based development codes to serve as the basis for prescribing appropriate land uses, project and site design principles relating to building types, building design, housing mix, and integration of land uses, and appropriate form for pedestrian orientation, streetscapes, and public realm in designated Medium-High and High Residential Zones. Accordingly, there is adopted by reference that certain form-based code: R-4 Medium-High and R-5 Residential Zone, on file with the office of the City Clerk and available online. Building design and site design standards and any and all other land use and development requirements, standards, regulations, or other provisions set forth in the aforementioned form-based code shall apply to all development within the geographic boundaries of areas designated as R-4 zones notwithstanding any other provision of Title 6 to the contrary.

§ 6.34.020 Permitted uses.

Only the following uses are permitted in the R-4 zone. No buildings or structures shall be erected, structurally altered or enlarged, or land used, except for the following purposes:
Townhomes
Condominiums
Senior housing
Residential developments with 20% lower income units
Parking structures*
* Parking structures is a permitted use pursuant to the R-4 zone. Parking structures are only permitted in conjunction with development in accordance to the R-4 zone.
