CHAPTER 5

ZONING DISTRICTS AND MAP

12-5-1: DISTRICTS ESTABLISHED:

All lands subject to the provisions of this title are hereby divided and classified into the following districts, namely:
R-1
Single-Family Residential District
R-2
Single-Family Residential District
R-3
Duplex District
R-4
Multi-Family Residential District
RMH
Mobile Home Park District
P
Public Use District
B-1
Neighborhood Business District
B-2
Central Business District
M-1
Manufacturing District
M-2
Manufacturing District

12-5-2: ZONING MAP; ZONING OF ANNEXED LAND:

The boundaries of the districts as they now exist are hereby established as shown on the Zoning Map which is hereby made a part of this title. Any land, the classification of which may not be shown on the map, is hereby classified in the R-1 Residential District, and when land is annexed into the City, it is classified in the R-1 Residential District until differently classified by amendments to this title.

12-5-3: DETERMINATION OF DISTRICT BOUNDARIES:

Wherever any uncertainty exists as to the boundary of any use district as shown on the Zoning Map incorporated herein, the following rules shall apply:
   A.   Where district boundary lines are indicated as following streets, alleys, or similar rights-of-way, they shall be construed as following the centerline thereof.
   B.    Where district boundary lines are indicated as approximately following lot lines, such lot lines shall be construed to be such boundaries.
   C.   Where a lot held in one ownership and of record at the effective date hereof is divided by a district boundary line, the entire lot shall be construed to be within the less restricted district; provided, the less restricted portion is at least eighty percent (80%) of the total lot area.

12-5-4: VACATING PUBLIC WAYS:

Whenever any street, alley, or other public way is vacated, the zoning district adjoining each side of the street, alley or public way shall be automatically extended to the center of such a vacation, and all area included in the vacation shall then and henceforth be subject to all appropriate regulations of the extended districts.
