CHAPTER 18

08 - LOT SIZE STANDARDS

18.08.010 - One family residence districts.

Every single-family dwelling unit hereafter erected or structurally altered shall be on a lot having an area of not less than six thousand square feet and a width at the established building line of not less than fifty feet and not less than one hundred feet in average depth, provided however, that lots of record on June 30, 1964, which are of less width and area than prescribed herein, may be improved with residential uses only, provided all other requirements of this title are met. However, when two or more contiguous lots of record on June 30, 1964, are vacant and held in one ownership, but are individually of less width or area than required herein for residential uses, they shall not be improved with such uses unless the lots are combined and resubdivided so as to conform entirely, or as nearly as possible, to the standards established herein for meeting the requirements of minimum lot size and provided further that single lots of record on June 30, 1964, which are of less width and area than prescribed herein may be improved for residential uses only provided all other requirements of this title are met and provided further that adjoining vacant lots cannot reasonably be acquired as determined by the plan and zoning commission of the Village of Westchester so as to meet or reasonably exceed the requirements of this title.

18.08.020 - Two or more family residence districts.

In those areas in the village where a building containing two or more household living units is permitted under this title, the building plot of such a building shall have at least twenty-five feet of street frontage and two thousand five hundred square feet of area for each household living unit contained therein.
