The following uses of land or buildings are permitted:

Any use permitted in the R1 district.

Residences containing from one to three living units and unattached to other residences.

Yard, house, basement, rummage, garage or estate sales.

Special uses shall be the same as those allowed in the R1 district.

Buildings shall not exceed one story in height, not counting basement, and regulations as to front and side setbacks shall be the same as in the R1 district.
