The following uses of land or buildings are permitted:

Any use permitted in the R1 district.

Residences containing two household living units and unattached to other residences.

Yard, house, basement, rummage, garage or estate sales.

Special uses shall be the same as those allowed in the R1 district.

Regulations as to building height and front and side setbacks shall be the same as in the R1 district.
