City Zoning Code

Pursuant to Nevada Revised Statutes 278.02095, all manufactured housing installed in any areas zoned to allow dwellings in White Pine County (O-5, open range, R-A, ranch agricultural, R-E, ranch estates, R-1, R-2, and R-M zones), excluding those areas within the corporate boundaries of the city of Ely shall comply, with the following requirements:

   A.   All requirements for the specific zoning designations including lot sizes, setbacks, and accessory buildings apply.

   B.   Homes shall be affixed to a permanent foundation by an approved method and are converted to real property for tax purposes.

   C.   Homes shall be a minimum of two (2) sections and nine hundred sixty (960) square feet of living space unless a variance is approved for a lesser amount of square footage based on the size or configuration of the lot or the square footage of single- family residential dwellings in the immediate vicinity of the manufactured home.

   D.   Homes shall have the appropriate inspection/approval sticker attached.

   E.   Installation of manufactured or modular homes must be within a maximum of six (6) years from the date of manufacture.

   F.   Homes shall be installed in residential zones for the sole purpose of a single-family dwelling.

   G.   Any additions to mobile, manufactured, or modular homes must be reviewed and approved by the state manufactured housing division. (Ord. 445, 2012)
