All businesses shall store materials, supplies, merchandise or other similar materials and equipment within a completely enclosed building or behind an adequate opaque fencing and bufferyards. See section 17-2084: Bufferyard requirements for a description of bufferyards. A ten-foot solid fence shall be required around the perimeter of wrecking and salvage yards. In determining appropriate bufferyard requirements for these uses, the zoning official shall weigh heavily the interests of adjacent property owners.

Commentary. Commercial and industrial storage yards can have a severe adverse impact on the property values of adjacent property owners. The council finds that in the case of these businesses, a simple standard may both be adequate to provide this protection in all cases. As a consequence, the council grants the zoning official with broad discretion in determining the appropriate screening for these storage facilities.
