Commercial-Industrial Zone C2-I

§ 340-61 Purpose.
The purpose of the Commercial-Industrial Zone C2-I shall be to create C-2 areas with no residentially zoned borders.
§ 340-62 Permitted uses.
The following uses shall be permitted in the Commercial-Industrial Zone C2-I:
A.
Same as I-1 with addition of the following:
(1)
All permitted uses in the Industrial Zone will also apply, except outside storage of any kind.
B.
Kennels.

§ 340-63 Prohibited uses.
The following uses shall be prohibited in the Commercial-Industrial Zone C2-I:
A.
Same as I-1.
§ 340-64 Conditional uses.

§ 340-65 Signs.

§ 340-66 Area and yard requirements.
A.
The area and yard requirements for the Commercial-Industrial Zone C2-I, except as provided in Subsection B, shall be as follows:
(1)
Maximum building coverage: 65%.
(2)
Minimum lot area: 20,000 square feet.
(3)
Minimum lot width: 100 feet.
(4)
Minimum lot depth: 150 feet.
(5)
Setbacks:
(a)
Front: 40 feet.
(b)
Rear: 25 feet.
(c)
Sides: 15 feet.
(6)
Maximum building height: 50 feet.
B.
High-rise requirements shall be as follows:
(1)
Maximum height: 50 feet.
(2)
Setbacks:
(a)
Front: 100 feet.
(b)
Rear: 100 feet.
(c)
Sides: 100 feet.
C.
No nonresidential use in the Pinelands Area portion of the C-2 District shall be located on a parcel of less than one acre unless served by a centralized wastewater treatment plant.

§ 340-67 Off-street parking.

§ 340-69 Design review.
Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Township's Construction Code[1] and shall be subject to the review procedures in Chapter 200, Land Use and Development.
