ARTICLE VII

Single-Family Detached Residential Zone R-2

§ 340-35 Purpose.

The purpose of the Residential Zone R-2 shall be to create a zoning district for single-family detached homes at a maximum density of approximately three units per acre and a limited number of compatible uses.

§ 340-36 Compliance required.

Within this zone, no lot or building shall be used and no building shall be erected or altered to be used in whole or in part unless it complies with the schedule of Article III and the following regulations.

§ 340-37 Permitted uses.

The following uses shall be permitted in the Residential Zone R-2:
A. 
Same as R-1 Zone.

§ 340-38 Area and yard requirements.

The area and yard requirements for the Residential Zone R-2 shall be as follows:
A. 
Density: four units per acre.

Minimum lot area: 9,375 square feet.

C. 
Minimum lot frontage: 75 feet.

D. 
Setbacks:
(1) 
Front: 30 feet.
(2) 
Rear: 25 feet.
(3) 
Sides: 15 feet. Corner lots must allow for a sight triangle.
E. 
Lot coverage: 50%.

F. 
Maximum height: 35 feet.
G. 
Minimum lot depth: 100 feet.

§ 340-40 Off-street parking.

§ 340-41 Design review.

Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Township's Construction Code[1] and shall be subject to the review procedures in Chapter 200, Land Use and Development.
