Establishment of Zones

§ 340-24 Zones enumerated.

The territory of the Township of Berlin shall be divided into the following zoning districts:
R-1
Single-Family Detached Residential
R-2
Single-Family Detached Residential
R-3
Multifamily Residential
R-4
Single-Family Residential Overlay Zone
C-1
Highway Commercial
C-2
Highway Commercial
C2-I
Highway Commercial (No Residential Borders)
C-3
Regional Commercial Growth Zone
I-1
Industrial District
INS
Institutional Use District

§ 340-25 Zoning Map.

A. 
The zones listed above in § 340-24 shall be established by the designations, locations and boundaries found on the Zoning Map as amended and on file in the office of the Township Clerk. This map shall be known as the "Zoning Map of Berlin Township" and shall be considered a part of this chapter. Map changes and amendments shall be made in accordance with Article XXIII of this chapter.
B.

§ 340-26 Interpretation of boundaries.

The following rules shall apply to interpreting the interpretation and application of the boundaries shown on the Zoning Map:
A. 
Zoning district boundaries are intended to follow street right-of-way lines, railroad rights-of-way, streams and lot or property lines as they exist on plats of record at the time of the passage of this chapter unless such zone boundary lines are fixed by dimensions shown on the Zoning Map.
B. 
In unsubdivided land or where a zone boundary divides a lot, the location of the zoning district boundary shall be determined by the use of the scale on the Zoning Map, if no dimensions have been indicated.

§ 340-27 Regulation of Pinelands; Pinelands Areas designated.

A. 
In addition, all zones within the New Jersey Pinelands, as defined by the New Jersey Pinelands Protection Act of 1979[1] and as hereinafter defined, shall be subject to all regulations adopted pursuant to the Pinelands Protection Act, N.J.S.A. 13:18A-1 through 13:18A-29, as amended by Laws of 1980, Chapter 65, adopted on July 10, 1980.

B. 
The New Jersey Pinelands shall be defined as the following blocks and lots in the Township of Berlin:
(1) 
Block 1412: Lots 18, 19, 20, 21, 22 and 23.
(2) 
Block 1414: Lots 2, 3, 4, and 5.
(3) 
Block 1415: Lots, 1, 2, 3, 4, 25 and 26.
(4) 
Block 1416: Lots 1 and 2.
(5) 
Block 1501: All lots.
(6) 
Block 1502: All lots.
(7) 
Block 1601: All lots.
(8) 
Block 1602: All lots.
(9) 
Block 1603: All lots.
(10) 
Block 1604: All lots.
(11) 
Block 1605: All lots.
(12) 
Block 1606: All lots.
(13) 
Block 1701: All lots.
(14) 
Block 1702: All lots.
(15) 
Block 1813: Lots 4, 6, 7, 13, 14 and 15.
