72 - R-2 SINGLE- TO FOUR-FAMILY RESIDENTIAL DISTRICT
Sections:
The R-2 district is intended and designed to provide for certain medium-density residential areas now developed with single-family to four-family dwellings and areas where similar residential development seems likely to occur.

Only the uses of structures or land listed in this section shall be permitted in the R-2 district:
A.
Any use permitted in the R-1 district;
B.
Single- to four-family dwellings;
C.
Conversions of single-family dwellings into two-to four-family dwellings in accordance with the lot area, frontage, height and yard requirements of this chapter;
D.
Colleges, college dormitories, fraternity and sorority houses.

Accessory uses permitted in and as limited in the R-1 district.

The following minimum requirements shall be observed subject to the modifications contained in Chapter 17.40:
A.
Lot area:
Single-family dwelling: Eight thousand square feet.
Two-family dwelling: Eight thousand square feet.
Three-family dwelling: Nine thousand five hundred square feet.
Four-family dwelling: Ten thousand five hundred square feet.
B.
Lot width:
Single-family dwelling: Sixty feet.
Two-family dwelling: Sixty feet.
Three-family dwelling: Eighty feet.
Four-family dwelling: Eighty feet.
C.
Front yard: Thirty feet.
D.
Side yards: Eight feet.
E.
Rear yard: Twenty-five feet.
F.
Maximum height:
Principal building: For every one foot in height above thirty-five feet, an additional one foot will be added to the applicable setback requirements.
Accessory dwelling unit: Thirty-five feet.
Accessory building: Twenty-five feet measured to the peak of the roofline from grade. No entry door shall be taller than nine feet.
G.
Maximum number of stories:
Principal building: For every one foot in height above thirty-five feet an additional one foot will be added to the applicable setback requirement.
Accessory dwelling unit: Three stories.
Other accessory buildings: Two stories.

The minimum dimension of the main body of the principal building shall not be less than twenty-four feet.

A permanent perimeter foundation, meeting the Decorah building code standards, shall be required for all principal buildings.

Spaces for off-street parking and loading shall be provided in accordance with the provisions of Chapter 17.52.

Site plans shall be required in accordance with provisions of Chapter 17.36 for all uses permitted in this district except single- and two-family dwellings.
