CHAPTER 17

112 - M-2 LIMITED INDUSTRIAL DISTRICT

17.112.010 - Statement of intent.

The M-2 district is intended and designed to provide areas suitable for activities and uses of a medium industrial nature. It is not intended that any residential development be permitted in the M-2 district.

17.112.020 - Uses permitted.

Only the uses of structures or land listed in this section shall be permitted in the M-2 district:

A.

Any use permitted in the M-1 district;

B.

Bag, carpet and rug cleaning;

C.

Bakeries;

D.

Concrete mixing, concrete products manufacture;

E.

Creamery, bottling works, ice cream manufacturing (wholesale), ice manufacturing, and cold storage plant;

F.

Enameling, lacquering or japanning;

G.

Laboratories: research, experimental and testing;

H.

Manufacture of musical instruments and novelties;

I.

Manufacture or assembly of electrical appliances, instruments and devices;

J.

Manufacture of pottery or other similar ceramic products, using only previously pulverized clay and kilns fired only by electricity or gas;

K.

Manufacture of wood products not involving chemical treatment;

L.

The manufacturing, compounding, processing, packaging or treatment of cosmetics, pharmaceuticals and food products, except fish and meat products, cereals, sauerkraut, vinegar, yeast, stock feed, flour, and the rendering or refining of fats and oils;

M.

The manufacture, compounding, assembling, or treatment of articles or merchandise from previously prepared materials such as bone, cloth, cork, fiber, leather, paper, plastics, metals or stones, tobacco, wax, yarns and wood;

N.

Storage and sale of livestock feed, providing dust is controlled.

17.112.030 - Permitted accessory uses.

Accessory uses permitted in the M-2 district are as follows:

A.

Signs permitted in and as limited by the C-2 district regulations;

B.

Accessory uses customarily incidental to a permitted principal use, including accessory uses permitted in the M-1 district.

C.

Solar collectors mounted on the ground in the rear yard or attached to the principal or accessory building facing the front, side or rear yard. The mounting of solar collectors shall be in accordance with the requirements of the state building code. If required, solar access easements may be obtained from adjoining property owners in accordance with state statutes.

17.112.040 - Special requirements.

Special requirements the same as set out and regulated by the M-1 district regulations.

17.112.050 - Bulk regulations.

The following minimum requirements shall be observed, subject to the modifications contained in Chapter 17.40:

A. Front yard 25 feet.
B. Side yards 15 feet, except when adjacent to any R district or street right-of-way line, in which case 25 feet.
C. Rear yard 20 feet.
D. Maximum height 60 feet.
E. Maximum number of stories No limitation.

17.112.060 - Minimum open space.

The total land area devoted to open space and landscaping shall not be less than ten percent of the gross land area included in the building lot. Such open space shall be maintained as grassed and landscaped area and shall not include access drives, parking areas, structures or buildings, except ornamental structures included as part of the landscaping theme.

17.112.070 - Off-street parking and loading.

Spaces for off-street parking and loading shall be provided in accordance with the provisions of Chapter 17.52.

17.112.080 - Site plans.

Site plans shall be required in accordance with the provisions of Chapter 17.36 for all uses permitted in this district.
