ARTICLE X

- INDUSTRIAL DISTRICTS

Sec. 101. - Purpose.

This district is established to protect existing industrial uses and to provide suitable land for and to encourage development of future industrial uses.

Sec. 102. - Permitted uses.

(102.1)

Any non-residential use permitted in the "P" zone shall be permitted in the "I" Industrial zone, provided that the restrictions of the "P" zone shall apply.

(102.2)

Any non-residential use permitted in a "B" zone shall be permitted in an "I" zone, provided that the restrictions of the appropriate "B" zone shall apply.

(102.3)

Wholesale, storage and warehousing facilities shall be permitted in an "I" zone.

(102.4)

Upon approval of location by the city council after recommendation by the planning commission, the following uses may be permitted in an "I" zone.

(A)

Automobile wrecking yard.

(B)

Coal yards.

(C)

Salvage yards.

In connection with the above three (3) uses a fence or wall not less than six (6) feet in height to obscure the view of pedestrians and motorists shall be required on all sides except those facing railroad sidings. Such uses shall be carried on, a minimum of one hundred fifty (150) feet from any "R" zone.

(D)

Tire re-capping.

(E)

Distributors of gasoline, fuel oil, and liquefied petroleum gases.

(F)

Veterinarian.

(102.5)

Uses of a manufacturing nature, employing electricity, gas, atomic energy or other unobjectionable motive power, utilizing hand labor or machine process, and free from objectionable odors, dirt, fumes, vibrations, or noise shall be permitted in the "I" zone, upon approval by the city council after recommendation by the planning commission.

(102.6)

Yards: Each yard shall be a minimum of ten (10) feet in width, except that where an "I" zone abuts an "R" zone, the yard in the adjacent "I" zone shall be a minimum of twenty-five (25) feet in width.

(102.7)

Prohibited uses:

(A)

No residential structure shall be created, established or maintained in an "I" Zone excepting those residential structures presently existing as of 09/01/2024 and being non-conforming uses shall be authorized and may be continued and run with said properties and shall inure to the benefit of any subsequent purchaser. However, no such nonconforming use of said properties shall in any way be extended on an adjacent property.

(B)

The following uses are prohibited within an "I" zone:

(1)

Acid manufacture—hydrochloric, nitric, picric, or sulphuric acid;

(2)

Cement, lime, clay, gypsum or plaster manufacturing;

(3)

Production of chlorine or similar noxious gases;

(4)

Distillation of bones;

(5)

Drop forge industries using power hammers;

(6)

Explosives—manufacture or storage;

(7)

Fertilizer manufacturer;

(8)

Garbage, offal, dead animal reduction or dumping;

(9)

Glue manufacture;

(10)

Hair manufacture;

(11)

Petroleum refining;

(12)

Processing of sauerkraut, vinegar, or yeast;

(13)

Rendering or refining of fats and oils;

(14)

Stock yard or animal feeding pens;

(15)

Slaughter of animals, not including the killing of fowl;

(16)

Any other use that is noxious or offensive by reason or the emission or creation of odor, dust, fumes, smoke, gas, noise, vibration or similar substances or conditions which in the judgment of the planning commission would be detrimental to the public interest.
