CHAPTER 1161
R-3 Multiple-Family Residential District
1161.01 PURPOSE.
This district is established for the purposes of providing a multiple-family district, and a smaller lot size for single-family housing, including zero lot line dwellings, commonly used in the construction of duplexes that will have two separate owners with the property line being the party wall.

1161.02 PERMITTED USES.
A building or lot with a R-3 Residence District shall be used only for the following purposes:
(a) Multiple-family dwelling.
(b) Two-family dwellings.
(c) Two-family dwelling or single-family dwellings, including Manufactured Homes designed with one zero lot line (Refer to Section 1179.13).
(d) Foster homes.
(e) Churches or places of religious worship.
(g) Condominium.
(h) Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission (Refer to Section 1191.09).
(i) Accessory structures and uses incidental to the above uses.

1161.03 SPECIAL USES.
(a) Outdoor commercial and noncommercial recreation facilities.
(b) Childcare facility (Refer to Section 1179.12).
(c) Health/recreation facility.
(d) Adult care facilities.
(e) Nursing homes.
(f) Convalescent homes.
(g) Bed and breakfasts.

1161.04 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE.

1161.05 MINIMUM DWELLING AREAS.
In multiple-family residences, each dwelling unit must contain a bathroom and, in addition, the following minimum square footages in the living quarters:
Efficiency dwellings: | 600 square feet |
1 Bedroom dwellings: | 700 square feet |
2 Bedroom dwellings: | 860 square feet |
3 Bedroom dwellings: | 1,000 square feet |
