CHAPTER 1151

A-1 Agricultural District

1151.01 PURPOSE.

   This district provides areas for plant cultivation, greenhouses, and other related agricultural activities. This district can also be used as a ‘holding’ district. In this fashion, agricultural zoning would remain in place until urban development becomes appropriate. At that time, appropriate zoning to accommodate urban development can be considered.

1151.02 PERMITTED USES.

   A structure or lot within an agricultural district may be used only for the following purposes:
   (a)   Single-family dwellings.
   (b)   Plant cultivation and floriculture.
   (c)   Agriculture.
   (d)   Greenhouses and horticulture.
   (e)   Roadside stands for the display and sale of produce grown on the premises.
   (f)   Public buildings and uses.
   (g)   Foster homes.
   (h)   Home occupations (Refer to Section 1179.11).
   (i)   Churches or places of religious worship.
   (j)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission (Refer to Section 1191.09).
   (k)   Manufactured homes (Refer to Section 1179.13).
   (l)   Accessory structures and uses incidental to the above uses.

1151.03 SPECIAL USES.

   The following uses may be approved in accordance with Chapter 1177:
   (a)   Indoor and outdoor commercial and noncommercial recreation facilities.
   (b)   Mineral extraction, storage, and processing.
   (c)   Recreational vehicle parks.
   (d)   Outdoor commercial and noncommercial recreation facilities.
   (e)   Adult group residential facilities.
   (f)   Nursing homes.
   (g)   Convalescent homes.
   (h)   Cemeteries.

1151.04 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE.

   Required minimum lot and yard sizes and maximum lot coverages are located in Chapter 1175.

1151.05 MINIMUM DWELLING AREAS.

   For each single family dwelling unit, no dwelling shall have a living area of less than 1,200 square feet of gross floor areas exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
