CHAPTER 1157

R-1 One-Family District

1157.01 PURPOSE.

   This district is established for the purposes of providing a low-density, single-family dwelling district.

1157.02 PERMITTED USES.

   A building or lot within a R-1 Residence District shall be used only for the following purposes:
   (a)   Single-family dwellings.
   (b)   Foster homes.
   (c)   Churches or places of religious worship.
   (d)   Home occupations (Refer to Section 1179.11).
   (e)   Condominiums with a max of two (2) dwelling units. Each dwelling unit must be owned by occupant. (No Sub-leasing or rentals allowed).
   (f)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission (Refer to Section 1191.09).
   (g)   Accessory structures and uses incidental to the above uses.
   (h)   Manufactured homes (Refer to Section 1179.13).

1157.03 SPECIAL USES.

   The following uses may be approved in accordance with Chapter 1177:
   (a)   Outdoor commercial and noncommercial recreation facilities.
   (b)   Child care facilities (Refer to Section 1179.12).
   (c)   Bed and breakfast operations.
   (d)   Adult group residential facilities.
   (e)   Nursing homes.
   (f)   Convalescent homes.

1157.04 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE.

   Required minimum lot and yard sizes and maximum lot coverages are located in Chapter 1175.

1157.05 MINIMUM DWELLING AREAS.

   No single dwelling shall have a living area of less than 1,200 square feet of gross floor areas, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
