CHAPTER 1159

R-2 One and Two Family Dwelling District

1159.01 PURPOSE.

   This district is established for the purpose of providing for a district for dwellings with smaller lot sizes in older established areas of the Village of Edon. Two-family houses are permitted by special use in this district.

1159.02 PERMITTED USES.

   A building or lot within a R-2 Residence District shall be used only for the following purposes:
   (a)   Single-family dwellings.
   (b)   Foster homes.
   (c)   Churches or places of religious worship.
   (d)   Home occupations (Refer to Section 1179.11).
   (e)   Condominium.
   (f)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission (Refer to Section 1191.09).
   (g)   Accessory structures and uses incidental to the above uses.
   (h)   Manufacture homes (Refer to Section 1179.13).

1159.03 SPECIAL USES.

   The following uses may be approved in accordance with Chapter 1177:
   (a)   Outdoor commercial and noncommercial recreation facilities.
   (b)   Two-family dwellings.
   (c)   Adult group homes.
   (d)   Nursing homes.
   (e)   Convalescent homes.
   (f)   Child care facilities (Refer to Section 1179.12).
   (g)   Health/recreational facilities.
   (h)   Nursing home/congregate housing.
   (i)   Two-family dwelling or single-family dwellings designed with one zero lot line.
   (j)   Bed and breakfasts.

1159.04 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE.

   Required minimum lot and yard sizes and maximum lot coverages are located in Chapter 1175.

1159.05 MINIMUM DWELLING AREAS.

   (a)   For single-family residences, no dwelling shall have a living area of less than 1,200 square feet of gross floor area, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
   (b)   For two-family residences, each dwelling unit must contain, at a minimum, a bathroom and contain living quarters with at least 800 square feet, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
