CHAPTER 1167

C-D Core Business District

1167.01 PURPOSE.

   The purpose of this district is to lawfully characterize and protect one of the Village of Edon’s oldest and most cherished areas, its Downtown. As its name implies, there is and will be only one C-D District. The uses permitted, hereunder, have been designed with the primary intention of legitimizing existing uses so that their continued operation and compatibility might be preserved.

1167.02 PERMITTED USES.

   Any building or lot within the C-D Core Business District shall be used only for the following purposes:
   (a)   Off-street parking lots.
   (b)   Specialized retail uses and shops, including furriers, millinery, shops dealing with women’s and men’s wearing apparel, including shoe shops, antique shops, jewelry stores, gift shops, bookstores (other than adult book stores), florist shops, photographer or artist studios, barber shops, beauty parlors, and drug stores.
   (c)   Printing shops having a sales office or retail outlet on the premises.
   (d)   Repair services or businesses, including repairing of bicycles, guns, radios, television sets, and other home appliances, typewriters, watches, clocks and shoes, having a retail outlet on the premises.
   (e)   Monument works having a retail outlet on the premises.
   (f)   General service and repair establishments.
   (g)   Animal hospitals and veterinary offices where there are no outside runs or kennels.
   (h)   Private or non-profit clubs and lodges.
   (i)   Accessory structures and uses incidental to the above uses.
   (j)   Restaurants, provided that service is not made to parked automobiles, nor are drive-up or drive-through facilities provided.
   (k)   Laundromats and dry cleaning services.
   (l)   Churches or places of religious worship.
   (m)   Banks and similar financial institutions.
   (n)   Personal service establishments such as barber shops, beauty shops, and tanning establishments.
   (o)   Any other use deemed to be of a similar nature as those above by the Planning and Zoning Commission (Refer to Section 1191.09).
   (p)   Second and third floor apartments.

1167.03 SPECIAL USES.

   The following uses may be approved in accordance with Chapter 1177:
   (a)   Amusement arcades.
   (b)   Theaters and concert halls.
   (c)   Convenience food stores.
   (d)   Child care facilities.
    (e)   Gasoline service stations.
   (f)   Outdoor vending machines.

1167.04 MINIMUM LOT AND YARD SIZES, MAXIMUM LOT COVERAGE.

   Required minimum lot and yard sizes and maximum lot coverages are located in Chapter 1175.
