10.36 Agricultural

District A-5

10.36.010 Purpose

To provide permanent areas for agricultural development.

10.36.020 Permitted Uses

  1. Agriculture
    1. Tilling of the soil, the raising of crops, horticulture, and gardening.
    2. Animals, including fowl, for recreation or for family food production for the primary use of persons residing on the premises or for commercial production and sale.
  2. Single-family dwellings.
  3. Two-family dwellings.
  4. Household pets.
  5. Stabling livestock.
  6. Accessory buildings and uses.
  7. Vacation Rentals
  8. Accessory Dwelling Unit
  9. Churches.
  10. Schools.
  11. Parks & Public Buildings.
  12. Public Utilities.
  13. Public Riding Stables.
  14. Public Kennels.
  15. Living Quarters for hired hands, seasonal laborers, or other receiving compensation for work performed on site.
  16. Home Occupation (conditions may apply).

10.36.030 Conditional Uses

  1. Riding Stables.
  2. Kennels.
  3. Essential Facilities.

10.36.035 Prohibited Uses

Any use not expressly identified as a use allowed within Escalante City, as either a Permitted, Conditional, or Temporary Use, is hereby determined to be a prohibited Use.

10.36.040 Height Regulations

No building shall be erected to a height greater than thirty-five (35) feet without a conditional use permit. Height regulations for conditional uses shall be determined on a case-by-case basis.

10.36.060 Signs

Signs permitted in the rural resident district shall be limited to the following:

  1. One (1) identification sign, not to exceed sixteen (16) square feet in sign area.
  2. One (1) development sign, not to exceed eight (8) square feet in sign area.
  3. One (1) civic sign, not to exceed sixteen (16) square feet in sign area.
  4. One (1) real estate sign, not to exceed eight (8) square feet in sign area.
  5. One (1) residential sign, not to exceed two (2) square feet in sign area.

10.36.070 Modifying Regulations

  1. Side Yard setbacks (street side) on corner lots shall be the same as the front yard.
  2. Accessory buildings may have a side yard and rear yard of two (2) feet except on the street side of the corner lot.
