10.38 Rural

Residential District RR-1

10.38.010 Purpose

To provide area for small farming activities, hobby farms and united agricultural development.

10.38.020 Permitted Uses

  1. Agriculture.
    1. Tilling of the soil, the raising of crops, horticulture, and gardening.
    2. Animals and fowl for recreation or for family food production for the primary use of persons residing on the premises.
  2. Single-family dwellings.
  3. Two-family dwellings.
  4. Mobile Homes.
  5. Private stables, corrals, chicken coops or pens.
  6. Accessory uses and buildings customarily incidental to the permitted use.
  7. Planned Unit Development.
  8. Vacation rentals
  9. Accessory Dwelling Unit
  10. Nursery or greenhouse, excluding any building or structure for retail business separate from the greenhouse growing facility.
  11. Home Occupation (conditions may apply).
  12. Public utilities.

10.38.030 Conditional Uses

  1. Agricultural business or industry.
  2. Business or industry serving primarily agricultural concerns.
  3. Public Stables.
  4. Kennels.
  5. Essential Facilities.
  6. Accessory uses and buildings customarily incidental to the conditional use.
  7. Storage Units with the following conditions 
    1. Minimum Area one (1) acre.
    2. Shall be fenced.
    3. Shall be the Sole Use of the Parcel.
    4. Other conditions may apply.

10.38.035 Prohibited Uses

Any use not expressly identified as a use allowed within Escalante City, as either a Permitted, Conditional, or Temporary Use, is hereby determined to be a prohibited Use.

10.38.040 Height Regulations

No buildings may exceedthirty-five (35) feet in height. No dwelling shall be less than one (1) story in height.

10.38.060 Signs

Signs permitted in the rural resident district shall be limited to the following:

  1. One (1) identification sign, not to exceed sixteen (16) square feet in sign area.
  2. One (1) development sign, not to exceed eight (8) square feet in sign area.
  3. One (1) civic sign, not to exceed sixteen (16) square feet in sign area.
  4. One (1) real estate sign, not to exceed eight (8) square feet in sign area.
  5. One (1) residential sign, not to exceed two (2) square feet in sign area.

10.38.070 Modifying Regulations

  1. Side Yard: On corner lots, the side yard which faces on a street shall be not less than twenty-five (25) feet.
  2. Rear Yard: All accessory buildings shall be located at the rear of, and at least ten (10) feet from, the main building and shall have a rear yard setback of at least ten (10) feet.
  3. Any stable, corral, chicken coop, pen, or run in which animals or fowl are maintained shall be at least fifty (50) feet from any neighboring residential structure.
