10.42 Single-Family

Residential District RR-1-10

10.42.010 Purpose

To provide and protect areas for low-density, single-family neighborhoods, while permitting the limited establishment of public and quasi-public uses which serve the requirements of families.

10.42.020 Permitted Uses

  1. Tilling of the soil, the raising of crops, horticulture, and gardening.
  2. Single-family dwellings 
  3. Two-family dwellings
  4. Household pets.
  5. Chickens for recreation or for family food production for the primary use of persons residing on the premises.
  6. Accessory uses and buildings incidental to the permitted use.
  7. Vacation rentals
  8. Accessory Dwelling Unit
  9. Home occupation (conditions may apply).
  10. Licensed child day care or nursery.
  11. Park or Playground.
  12. Public Utilities 
  13. Public buildings.

10.42.035 Prohibited Uses

Any use not expressly identified as a use allowed within Escalante City, as either a Permitted, Conditional, or Temporary Use, is hereby determined to be a prohibited Use.

10.42.040 Height Regulations

No building may exceed thirty-five (35) feet in height above existing grade. No dwelling shall be less than one (1) story in height.

10.42.060 Signs

Signs permitted in the single-family residential district shall be limited to the following:

  1. One (1) identification sign, not to exceed sixteen (16) square feet in sign area.
  2. One (1) civic sign, not to exceed sixteen (16) square feet in sign area.
  3. One (1) development sign, not to exceed eight (8) square feet in sign area.
  4. One (1) Real Estate sign, not to exceed eight (8) square feet in sign area.
  5. One (1) residential sign, not to exceed two (2) square feet in sign area.

10.42.070 Modifying Regulations

  1. Side Yards:
    1. Main buildings other than dwellings shall have a minimum side yard often (10) feet, and the total of the two side yards shall be a maximum of twenty (20) feet.
    2. Private garages and other accessory buildings located at least ten (10) feet behind the main building may have a side yard of two (2) feet, except that the street side yard of the corner lot shall be the same as the front yard setback required for that district.
  2. Rear Yards: Private garages and accessory buildings located at least ten (10) feet behind the main building may have a rear yard of two (2) feet, provided that on corner lots abutting on the side of another lot, the minimum rear yard for all buildings shall be the same as the minimum side yard requirements of the zoning district.
