10.52 Manufacturing

And Distribution District M-D

10.52.010 Purpose

To provide space for warehousing, light manufacturing, fabrication, wholesaling, service and other similar commercial establishments which are combined with manufacturing or warehousing uses and to locate these establishments in a location compatible with one another and where they are convenient to the commercial areas of Escalante City.

10.52.020 Permitted Uses

  1. Automobile Sales and Service:
    1. Service station
    2. Automatic car wash
    3. Automobile repair garage
    4. Body and Fender Shop
    5. Automobile dealerships
  2. Processing and Manufacturing:
    1. Bakery goods, production and distribution
    2. Bookbinding, publishing
    3. Agricultural goods, production and distribution
    4. Machine shop
    5. Monument works
    6. Pharmaceuticals
    7. Upholstering
  3. Manufacturing/Maintenance of the following:
    1. Business machines
    2. Camera and photographic equipment
    3. Musical Instruments
  4. Sales and Related Services:
    1. Building material sales, yard selling rock, gravel, etc., excluding the mixing of cement
    2. Coal, fuel sales office
    3. Greenhouse, nursery, soil, and/or lawn service
    4. Feed and seed store
  5. Service Activities:
    1. Blueprinting, printing, Photostatting and duplicating
    2. Carpet or rug cleaning
    3. Clothes cleaning, drying, and/or pressing
    4. Clothing manufacturing
    5. Electric appliance and/or electronic instrument service
    6. Repair shop
    7. Pest extermination
    8. Sign Painting Shop

10.52.030 Conditional Uses

  1. Temporary buildings for uses incidental to construction work, including living quarters for a guard or night watchman, which must be removed upon completion of abandonment of the construction work.
  2. Processing and Manufacturing:
    1. Fertilizer and soil conditioner manufacture, processing and/or sales, providing only non-animal products and by-products are used;
    2. Foundry, casting light-weight non-ferrous metal.
    3. Incinerator
    4. Laboratories
    5. Planning Mill
    6. Sandblasting
    7. Manufacture, curing, compounding, processing, packaging and treatment of: bakery goods, candy, cosmetics, dairy products, food products, and/or meat products.
    8. Manufacturing, compounding, assembling and treatment of merchandise from previously prepared materials, such as bone, cellophane, canvas, cloth, cork, feathers, hair, horn, leather, paper, paint plastics, precious or semi-precious stones or metals, rubber, shell, straw, textiles, tobacco, wood, and/or wool.
    9. Manufacture of brick, clay, ceramic, cinder, concrete, synthetic cast stone, plastic and/or pumice stone products.
    10. Dairy/Feed Yard
  3. Sales and Related Service:
    1. Cafe, cafeteria, and/or catering establishments 
    2. Drive-Ins, refreshment stand, eating and/or drinking establishment
    3. Radio and television station
    4. Wholesale business
  4. Service Activities:
    1. Animal hospital
    2. Kennel, conducted entirely within a sound proof, air conditioned building
    3. Pest extermination business
    4. Veterinary business

10.52.035 Prohibited Uses

Any use not expressly identified as a use allowed within Escalante City, as either a Permitted, Conditional, or Temporary Use, is hereby determined to be a prohibited Use.

10.52.040 Height Regulations

Building and structures shall have a height not greater than sixty (60) feet, except as permitted by conditional use permit. Within one hundred (100) feet of the boundary of any adjoining zone no building shall exceed a height limit established for main buildings in such adjoining zones.

10.52.050 Area, Width, And Yard Regulations

None, except for any parcel in the M-D District having a lot line in common with a lot in an adjoining zone or lying across the street or alley from such adjoining zone, the front, side and rear yards as prescribed for such adjoining zone shall be maintained in the M-D District.

10.52.060 Modifying Regulations

  1. All processing assembly of goods shall be conducted completely within a building that is enclosed on all four (4) sides, unless otherwise specified by conditional use permit.
  2. All buildings which house the processing and/or assembly of goods shall be located not less than one hundred (100) feet from any residential zone boundary.
  3. Outdoor storage of materials or semi-finished or finished goods shall be located not less than one hundred (100) feet from any residential zone boundary. All storage areas shall be enclosed by a six (6) foot fence or wall.

10.52.070 Signs

  1. Business signs, not to exceed a total of one (1) square foot of sign area for each linear foot of business building frontage; no such sign shall exceed fifty (50) square feet in area; there shall not more than three (3) signs for any one (1) business; all such signs shall be flat wall or freestanding signs; no such sign shall be revolving or have flashing or intermittent lighting.
  2. The following non-advertising signs, subject to the limitations stated. All such signs to be flat wall signs or pole signs, but no such sign shall project above the eaves or parapet wall of the building on the premises to which it is appurtenant. The maximum sign area of fifty (50) feet may be used in not more than three (3) signs.
    1. Development sign, maximum forty (40) square feet.
    2. Civic sign, maximum fourteen (14) square feet.
    3. Real Estate sign, maximum sixteen (16) square feet.
    4. Residential; personal name plate, maximum two (2) square feet.
