60 MOBILE HOME DISTRICT MH

§ 16.60.010 Intent.

The intent of the mobile home district is to provide sites for mobile homes and accessory uses which house one family per unit that coexist together either as rental parks (spaces) or as separate lot subdivisions together with such public facilities as may appropriately be located in the same district. This zone provides for mobile homes either on individual lots which are separately owned or on approved lots within a mobile home park.

§ 16.60.030 Accessory uses.

Accessory uses are the same as R-1 district accessory uses, plus:
(a) 
Laundromat, vending machine center and related accessory uses incidental to the primary mobile home use; provided, that such structures are for the use of mobile home park, campground and subdivision residents.
(b) 
Accessory structures shall be designed and placed on the lot in such a manner as to enhance the appearance of the mobile home park or subdivision and mobile home unit.
(c) 
Signs. As regulated in GMC Title 14, the Granby sign code.

§ 16.60.050 Special regulations for mobile home subdivisions and parks.

(a) 
Because mobile home subdivisions, parks, and campgrounds are unique and have problems that are not necessarily associated with other land development, it is necessary to provide separate standards for their layout and development. Other than those listed in this chapter, these design standards are found in the Granby subdivision regulations.
(b) 
Only one mobile home shall be placed on a lot or, if in a park, on an allocated space.
(c) 
The mobile home shall be erected upon a permanent concrete foundation or on a block base, and the wheels shall either be removed or concealed from view. Any space between the bottom of the mobile home structure and the foundation shall be skirted with attractive, permanent material.
(d) 
The yard area around the mobile home shall be landscaped and maintained in a neat, attractive condition at all times.
(e) 
Campgrounds are allowed in the MH district with an approved conditional use permit.
(f) 
Development project perimeter landscaping and screening is required for all mobile home subdivisions, parks and campgrounds.
(g) 
A mobile home shall not be occupied for dwelling purposes unless it is properly placed on a foundation and connected to all utilities.
(h) 
Storage of Recreation Vehicles, Trailers, Campers and the Like. Each new mobile home park and subdivision will provide a central, secured storage area for these vehicles.
