85 OPEN DISTRICT O

§ 16.85.010 Intent.

The open district is intended to preserve those lands suitable for open space conservation or low-intensity recreational uses. It also includes land used primarily for agricultural purposes and associated accessory uses. These lands are intended to be reserved from intensive development in the remainder of the community.

§ 16.85.030 Accessory uses.

(a) 
Vehicle parking as required in GMC § 16.125.090.
(b) 
Barns, sheds and shelters necessary to operate the principal use.
(c) 
Living quarters for hired personnel.
(d) 
Common storage buildings associated with recreation activities.
(e) 
Signs. As regulated in GMC Title 14, the Granby sign code.

§ 16.85.040 District standards.

Minimum Gross Floor Area
600 square feet
Minimum Lot Area
(1) No public sewer and water: two acres; (2) public water provided: one-half acre; (3) one acre per two farm-type animals; no animal stabled or pastured on less than one acre.
Minimum Lot Width
200 feet
Minimum Front Yard Setback
Arterial (highway) street: 35 feet; local street: 20 feet
Minimum Side Yard Setback
20 feet
Minimum Rear Yard Setback
15 feet
Maximum Building Height
35 feet
Maximum Building Coverage
30 percent
Maximum Residential Density
One unit per two and one-half acres
