45 SINGLE-FAMILY RESIDENTIAL LOW DENSITY DISTRICT R-1

§ 16.45.010 Intent.

The intent of the single-family residential low density district is to provide sites for single-family dwelling structures and accessory uses together with such public facilities as may appropriately be located in the same district.

§ 16.45.020 Uses by right and conditional uses.

§ 16.45.030 Accessory uses.

(a) 
Garages and carports for storage of residential-related vehicles, etc., plus one commercial vehicle of no greater than one-ton capacity weight.
(b) 
Vehicle parking and loading space as required in GMC § 16.125.090. Parking for accessory uses is not required. Parking, loading and driveway areas need not be paved as required under GMC § 16.125.090. For existing uses, required off-street parking must be provided should the value of any improvements to the principal use exceed 50 percent of the use's current appraised replacement cost.
(c) 
Private greenhouses, porches, tool sheds, trash storage containers, storage sheds, doghouses, playhouses, swimming pools, patios or recreation facilities customarily incidental to single-family residential uses.
(d) 
Signs. As regulated in GMC Title 14, the Granby sign code.
(e) 
Accessory dwelling unit (ADU). As regulated in GMC § 16.125.030.
