63 PARK HOME DISTRICT PH

§ 16.63.010 Intent.

The intent of the park home district is intended to provide sites for higher density permanent and transient residential uses which house one family per unit and coexist together either as rental parks (spaces) or as separate lot subdivisions together with such accessory uses and public facilities as may appropriately be located in the same district. This zone provides for park homes, mobile homes, recreational vehicle parks, tent camping and other structures for occupancy on a transient basis, and single-family dwellings, including manufactured, modular and prefabricated homes, either on individual lots which are separately owned or on approved sites within a commercial facility.

§ 16.63.020 Uses by right and conditional uses.

§ 16.63.030 Accessory uses.

Accessory uses are the same as R-1 district accessory uses, plus:
(a) 
Laundromat, vending machine center and related accessory uses incidental to the primary residential and transient uses; provided, that such structures are for the use of occupants of the property.
(b) 
Accessory structures shall be designed and placed on the lot in such a manner as to enhance the appearance of the park or subdivision and the units.
(c) 
Signs. As regulated in GMC Title 14, the Granby sign code.

§ 16.63.040 District standards.

(a) 
The following standards apply only to subdivided lots designed to accommodate a park home, mobile home or single-family dwelling:

The following standards apply to park homes, mobile homes and single-family dwellings:
Minimum Gross Floor Area
400 square feet of living area per dwelling unit
Minimum Front Yard Setback (with front yard parking only)
20 feet
Minimum Front Yard Setback (with parking along side of building)
15 feet
Minimum Side Yard Setback
Five feet
Minimum Rear Yard Setback
Five feet
Minimum Building to Building Setback
10 feet
Maximum Building Height
16 feet from the top of the frame for park homes and mobile homes and 35 feet for other residential uses
Maximum Building Coverage
80 percent
Maximum Residential Density
One dwelling unit per 2,500 feet of lot area (17.42 units/acre)

Yes, for mobile home parks, recreational vehicle parks and campgrounds which do not contain individual subdivided lots established by a subdivision plat approved by the town

§ 16.63.050 Special regulations applicable to the park home (PH) zone district.

The following special regulations shall be applicable to the listed uses within the park home (PH) zoning district:
(a) 
Mobile Home Subdivisions and Parks. As regulated in GMC § 16.60.050, except for subsection (h) thereof.
(b) 
Single-Family Subdivisions. As regulated in GMC Title 17, Subdivisions.
(c) 
Recreational Vehicle Parks. As regulated in Chapter 12.30 GMC.
