- ZONING DISTRICTS AND ZONING MAP
In order to carry out the purpose and intent of this Code, the city is divided into the following zoning districts:
(1)
Residential districts.
R-R Rural Residential District
R-S Residential Suburban District
RN-1 Residential Neighborhood 1 District
RN-2 Residential Neighborhood 2 District
RN-3 Residential Neighborhood 3 District
RN-4 Residential Neighborhood 4 District
RN-5 Residential Neighborhood 5 District
RN-6 Residential Neighborhood 6 District

Commercial districts.
C-TR Commercial Transitional District
C-N Neighborhood Commercial District
C-MU Commercial Mixed-Use District

(a)
Establishment of the official zoning map. The location and boundaries of the districts established by this zoning code are set forth on the map entitled City of Hot Springs Zoning Map, which is incorporated and made part of this Code, and is available on file in the clerk's office.
(b)
Interpretation of boundary lines. The following rules apply in determining the location of zoning district boundaries:
(1)
Boundaries indicated as approximately following the centerline of streets, highways, alleys, railways, or channelized waterways or other natural features are construed as following such centerlines.
(2)
Boundaries indicated as approximately following section lines, part section lines, or city limits are construed as following these lines.
(3)
Boundaries indicated as approximately following platted lot lines are construed as following such lot lines.
(4)
Boundaries indicated as following shorelines are construed to follow the shoreline, and in the event of change in the shoreline are construed as moving with the actual shoreline.
(5)
Boundaries indicated as parallel to or extensions of features indicated above are so construed.
(6)
When distances are not specifically indicated on the map, they are determined by reference to the description contained in the ordinance adopting them and any accompanying maps used to indicate the intentions of the ordinance. Written dimensions take precedence over scaled measurements.
(c)
Mapping errors. Where it is determined that due to a previous error, the official zoning map district boundary which encompasses property that was never intended to be included or fails to depict property which was intended to be included in the district boundary, and such determination is supported by official documentation, the planning and development director may modify the official zoning map to accurately reflect the proper district boundary.
