ARTICLE 14

CLASS “C” BUSINESS DISTRICT

§ 1 Use regulations.

In a Class “C” Business District no building, structure or premises shall be used, and no building or structure shall be erected, altered or enlarged which is intended or designated to be used in whole or in part for any other than one or more of the following specified uses:
(1) 
Any use permitted in a “B” Business District;
(2) 
Awning mfg.; artificial flower mfg.; baggage transfer and storage warehouse; cabinet maker; carpenter shop; carpet cleaning, if dust-proof rooms are provided; cement, brick, tile, warehouse and storage, including contractor’s storage yard; cold storage plant, but no processing meats; creamery, wholesale; drug mfg.; dry goods mfg., wholesale, and storage; electrical sign mfg.; electro-typing; envelope mfg.; feed store, wholesale, including hay, grain, feed and seed; food product mfg.; processing, packing and sales; frozen food lockers; fruit and vegetable packing sheds; furniture repair and upholstering; furniture auction; interurban railway shops and yards; limb (artificial) mfg.; loose-leaf book mfg.; lumber yard; machine and welding shop; market (public) milk depot–wholesale; millinery mfg.; motorcycle repair; motor freight terminal; moving company with storage facilities; office equipment and supply mfg.; optical goods mfg.; paint shop; paper products; paper sack mfg.; pharmaceutical mfg.; penal or correcting [correctional] institution; railroad terminal and yards; sand and gravel storage yards; sheetmetal shop; shoe store–wholesale; small animal hospital; storage warehouse; taxi storage and repair; trailer camps; used car lot; vulcanizing shop; transfer and storage company; trunk mfg.; venetian blind mfg.; warehouse; washing compound mfg.; water distilling; woodwork; cabinet making; monument works;
(3) 
Manufacture of any kind provided such use is not noxious or offensive by reason of emission of odors, soot, dust, noise, fumes or vibration, but excluding such uses as are set out in Class “A” Industrial District and Class “B” Industrial District;[.]

§ 2 Yard and parking requirements.

Front yard, side yard, lot area, lot width and parking subject to same restrictions as set out in Class “B” Business District.

§ 3 Height regulations.

No building shall exceed seventy-five (75) feet in height unless such building or portion thereof is set back from all street lines one foot for each four (4) feet of its height beginning above such seventy-five (75) foot limit. And further providing that, if at any level the building does not cover in excess of twenty-five (25) percent of the lot area a tower of unlimited height may be erected above such level. Such tower shall not be located closer than fifteen (15) feet to any lot lines and no street wall of such tower shall occupy more than sixty (60) percent of the frontage of the lot on which such wall is faced.
