ARTICLE 16

CLASS “B” INDUSTRIAL DISTRICT

§ 1 Use regulations.

In a Class “B” Industrial District no building, structure or premises shall be used and no building or structure shall be erected, altered or enlarged which is intended or designated to be used in whole or in part for any other than one or more of the following specified uses:
(1) 
Any use permitted in the Class “A” Industrial District;
(2) 
Acetylene gas manufacture; acid manufacture; abattoirs, slaughterhouses and meat processing plants other than as provided in Industrial “A” area; agricultural implement manufacture; air products manufacture; aluminum manufacture; ammonia manufacture; asbestos products manufacture; ash dumps, asphalt manufacture; automobile manufacture; bag cleaning; blast furnace; bleachery, bleaching powder manufacture; boiler works; bolt and nut manufacture; box manufacture, other than paper; brass foundry; brick yard and kiln; bronze manufacture; can manufacture; car manufacture; car wheel foundry; carborundum manufacture; carriage and wagon manufacture; casein manufacture; casting foundry; cattle shed and pens; caustic soda manufacture; cement manufacture; chlorine manufacture; clay products; corrugated metal manufacture; crematory; creosote treatment; dextrine manufacture; distillations of liquors, wines, etc.; egg drying plant; electrical supply manufacture; engine manufacture; pump manufacture; fertilizer manufacture; foundry; fur curing and tanning; furnace manufacture; glass manufacture; glue manufacture; hair product factory (other than human); hardware manufacture; heating supplies and appliances manufacture; hide treating and tallow processing; iron foundry; iron (ornamental) works; japanning and shellacking works; junkyard; jute manufacture; kalsomite mfg.; kerosene manufacture and storage; lard rendering; lead smelting; leather curing or tanning; linseed oil mfg.; lubricating oil manufacturing; lumber mill; machinery manufacturing; malleable casting manufacture; marble working and finishing; monument works; oil compounding and barreling. Oil refinery; oilcloth manufacture; oxygen gas manufacture; paint manufacture and mixing; paper and paper pulp manufacture; pattern shop; plaster of paris manufacture; ren treatment and processing; raw hide treatment and storage; reduction of ore, garbage, offal, etc.; refining of crankcase oil; sale of used auto parts; salvage storage yard; scrap iron reduction; smelting metals; snuff manufacture; soap manufacture; starch manufacture; stock yard; stone crushing; storage of used lumber and used building materials; stove and range manufacture; tanning and curing hides; tile manufacture; tool manufacture; waste paper products manufacture; wood preserving treatment; wrecking material yard. Soap manufacture; tar roof or tar paper manufacturing, wood distilling including manufacture of tar charcoal, turpentine and other wood products;
(3) 
Any manufacture or industrial process not heretofore listed and not prohibited by law or ordinance;
(4) 
Accessory buildings and uses incident to the above.

§ 2 Height regulation.

No building shall exceed seventy-five (75) feet in height unless set back from all lot lines one foot for each foot above the herein stated height limit. When building is located adjacent to residential or apartment use district, it shall not exceed forty (40) feet in height unless it is set back one foot from all required yard limits for each one foot of additional height above forty (40) feet.

§ 3 Area regulations.

(1) 
Front yard.
No front yard shall be required for business or industrial use unless the street is less than sixty (60) feet wide in which case the building shall be set back thirty (30) feet from all adjacent street centers. A twenty-five (25) foot minimum front yard will be required for residential or apartment use.
(2) 
Side yard.
No side yard will be required for business or industrial use except as set out in Section 2 of this ordinance [this article]. For residential or apartment use a side yard seven (7) feet wide will be required on the east and south side and three (3) feet wide on the north and west side. The side yard adjacent to a side street shall not be less than ten (10) feet wide. A minimum ten-foot (10') side yard setback shall be imposed on all corner side yards of all ‘corner lot’ properties in all zoning districts.
The above does not preclude any corner side yard setbacks that may be required through the recorded plat process.
(3) 
Rear yard.
No rear yard will be required for business or industrial use. For residential or apartment use there shall be a rear yard equal to twenty (20) percent of the average lot depth.
(4) 
Area of the lot.
The minimum area of the lot shall be seven thousand (7,000) sq. ft. for residential or apartment use. For business, industrial, hotel or renting rooms above a business or industrial building without cooking facilities, there is no area restriction.
(5) 
Parking regulations.
One parking space shall be provided for each dwelling unit within the structure, except that for efficiency apartment[s] only three-fourths (3/4) of a parking space shall be required for each apartment. Any business buildings shall provide off-street facilities for the loading and unloading of merchandise and goods within building or adjacent to a public alley to facilitate movement of traffic on the streets.
