ARTICLE 15

CLASS “A” INDUSTRIAL DISTRICT

§ 1 Use regulation.

In a Class “A” Industrial District no building, structure or premises shall be used and no building or structure shall be erected, altered or enlarged which is intended or designated to be used in whole or in part for any other than one or more of the following specified uses:
(1) 
Any use permitted in a Class “C” Business District;
(2) 
Adding machine mfg.; airplane repair and mfg.; automobile assembly, automobile laundry; bag manufacture; bank equipment mfg.; blacksmith; boiler mfg.; and repair of boilers not exceeding fifteen (15) H.P.; boot and shoe mfg.; broom mfg.; canning and preserving factory; carbon battery mfg.; carpet cleaning; celluloid mfg.; central station light and power; chair mfg.; chick hatchery; coal yard; coffin mfg.; concrete mixing and article mfg.; concrete pipe mfg.; cooperage company; cotton ginning and compressing; cotton seed products mfg.; disinfectant mfg.; dye manufacture; electric power plant; enameling and painting; paving products plant; building block mfg.; fixture mfg.; flour milling; grain storage and elevator; furniture mfg.; fur warehouse; hosiery mill; horseshoeing; insecticide mfg.; iron foundry; knit goods mfg.; leather goods mfg.; livery stable; machine shop; mattress factory; metal products, stamping and mfg.; milk processing plant; paper box mfg.; poultry feed mfg.; poultry slaughtering; planing mill; printing ink mfg.; public stable; railroad yards; roundhouse, shop; rice mill; rock crushing; rug cleaning, dust-proof rooms and equipment required; rug mfg.; shoe factory; sand, gravel, stone storage yards; storage battery mfg.; storage of live poultry, poultry dressing; textile mfg.; veterinary hospital; gasoline and oil storage and bulk stations, wholesale; welding shop; wood products mfg.; woodwork shop; abattoirs, slaughterhouses and meat packing plants processing meat for human consumption, including incidental and necessary operations;
(3) 
Manufacture or industrial use of any kind not heretofore listed and exclusive of any use set out in Industrial “B” area; accessory buildings and uses customary to the above uses.

§ 2 Height regulations.

No building shall exceed seventy-five (75) feet in height unless set back from all lot lines one foot for each foot beginning above such height limit. When building is located adjacent to a residential district or apartment district, it shall not exceed forty (40) feet in height unless it is set back one foot from all required yard lines for each one foot of additional height beginning above such height limit.

§ 3 Area regulation.

(1) 
Front yard.
No front yard shall be required for business or industrial uses unless the street is less than sixty (60) feet in width, in which case an industrial or business building shall be placed not less than thirty (30) feet from the centerline of the adjacent street or streets; a twenty-five (25) foot minimum front yard shall be required in residential or apartment uses.
(2) 
Side yard.
No side yard except as required in Section 2 of this article will be required in business and industrial uses, in residential and apartment uses there shall be a side yard seven (7) feet wide on the east and south side and three (3) feet wide on the north and west side. A minimum ten-foot (10') side yard setback shall be imposed on all corner side yards of all ‘corner lot’ properties in all zoning districts.
The above does not preclude any corner side yard setbacks that may be required through the recorded plat process.
(3) 
Rear yard.
No rear yard is required on business and industrial use except as required in Section 2 of this article, for residential or apartment use there shall be a rear yard equal to twenty (20) percent of the total lot depth.
(4) 
Area of the lot.
The minimum area of the lot shall be seven thousand (7,000) sq. ft. for residential or apartment use. For business, industrial, hotel or renting rooms above business or industrial buildings without cooking facilities, there are no area restrictions.
(5) 
Parking requirements.
One parking space shall be provided for each dwelling unit within the structure, except efficiency apartments shall provide three-fourths (3/4) of a parking space for each apartment. Any business building shall provide off-street facilities for the loading and unloading of merchandise and goods within building or adjacent to a public alley to facilitate movement, of traffic on the streets.
