48 - PROVISIONS GOVERNING HEAVY INDUSTRIAL I-2 DISTRICT
The heavy industrial zone is established to provide areas where a wide variety of intensive industrial concerns may be located. Such uses have a detrimental effect on neighboring property and are not compatible with residential or retail uses.

The following uses are permitted in the I-2 district provided they conform to the performance standards in Chapter 17.56:
A.
Abrasive manufacturing;
B.
The wrecking or salvage of motor vehicles or building materials;
C.
Manufacturing, bottling and storing gas;
D.
Electric central station, power and steam-generating plants;
E.
Milling and processing flour, feed and grain;
F.
Foundries;
G.
Incineration or reduction of garbage, offal or dead animals;
H.
Magnesium foundries;
I.
Reducing, refining, smelting and alloying of metal and metal ores;
J.
Refining of petroleum products such as gasoline, kerosene, naphtha, lubricating oil and liquefied petroleum gases;
K.
Planing mills;
L.
Power saw mills;
M.
Railroad houses, railroad shops and railroad car manufacturing;
N.
Ready-mix cement plants;
O.
Rod mills;
P.
Rolling mills;
Q.
Stamping mills;
R.
Stock yards, slaughter houses and abattoirs;
S.
Textile bleaching;
T.
Scrap metal storage;
U.
Structural iron works;
V.
Storage of flammable liquids, fats, oils;
W.
Tanning, dyeing, washing and curing of leather, fur, hair, felt and feathers;
X.
Distillation of wood, coal and bones;
Y.
Forging;
Z.
Reduction and processing of wood pulp and fiber, including paper mill operations;
AA.
Production, processing, testing and/or repair of:
BB.
Signs, as permitted in Section 17.52.060;
CC.
Accessory uses and buildings;
DD.
Uses similar in scale and intensity.

Any use which is allowed as a special use in the I-1 district, unless already permitted in this district.

The following conditional uses may be permitted in specific situations in accordance with the procedures outlined in Chapter 17.54 this Zoning Ordinance, as appropriate:
A.
Adult-use cannabis dispensing organization;
B.
Adult-use cannabis infuser organization;
C.
Adult-use cannabis processing organization;
D.
Adult-use cannabis transporting organization;
E.
Adult-use cannabis craft grower;
F.
Adult-use cannabis cultivation center.

No minimum lot width or lot area is required.

No building shall exceed fifty feet in height.

All structures to be constructed, altered or moved into the I-2 district shall provide yards of the following minimum depth:
A.
Front yard - twenty-five feet.
B.
Side yard - thirty feet, except where a side yard abuts a residential district in which case a side yard of seventy-five feet shall be provided.
C.
Rear yard - forty feet.
D.
Any lot line running parallel with an existing or proposed major thoroughfare must provide a setback consisting of one hundred fifteen feet from the centerline.

Screening - same as outlined in the I-1 district. Provided, however, that a fence having a height of not more than eight feet is permitted in the front yard of any parcel, if the front yard is used for the outdoor storage of products manufactured on the parcel. Any such fence shall be well maintained in a structurally sound condition and in an aesthetically pleasing manner. Fence posts and fencing shall be substantially plumb. Fences and related components shall be uniformly painted or coated in a neutral color without rust spots, chipping or flaking of the paint or other coating.
