16 - PROVISIONS GOVERNING THE AGRICULTURAL AG DISTRICT
The agricultural (AG) district is established to encourage the preservation of a proper setting for and pleasant approaches to the village; to provide an area for agricultural pursuits protected from infringement of unguided urban development; to conserve areas physically unsuitable for intensive development; and to provide in the area immediately surrounding the village an environment capable of accommodating future expansion of the village in an orderly and efficient manner.

A.
Bonafide agricultural uses: agriculture, horticulture, or forestry, including crop and tree farming, gardening, nursery operation, dairy farming, stock raising, domestic animals and poultry breeding and raising (not including raising of fur bearing animals, or animal hospitals) and forestry operations together with the operation and storage of any machinery or vehicles incidental to the above uses;
B.
One-family residential dwellings as associated with a bonafide agricultural use, as outlined in subsection A of this section;
C.
Temporary roadside stands for the display, sale or offering for ale of agricultural products grown or produced on the property, providing that no structure is located less than fifteen feet from the highway right-of-way;
D.
Commercial grain storage;
E.
Signs, as permitted in Section 17.52.060;
F.
Accessory buildings and uses;
G.
Utility sub-stations and pump houses.
H.
Medical cannabis cultivation facilities operated in accordance with the Compassionate Use of Medical Cannabis Pilot Program Act and any administrative regulations promulgated under authority of such Act.

The following uses may be allowed by special use permit:
A.
Home occupations as allowed in Section 17.52.020;
B.
Community buildings, utility and public service buildings and lands, libraries, schools and museums, picnic grounds, religious, educational or charitable institutions;
C.
Uses of land including quarrying and mining of natural resources, sanitary land fill and other types of land fill, refuse disposal and dumps, provided that:
1.
No open pit or shaft is less than one hundred feet from any public road, nor less than five hundred feet from an existing residence or residence district established by this title,
2.
All buildings or structures for the screening, crushing, washing, mixing or storage are located not less than one thousand feet from an existing residence or any residence district established herein,
3.
The borders of the entire property are fenced with a solid fence or wall at least six feet in height, and
4.
A plan of development for the reclamation of the land is provided as part of the application for special use. The plan of development shall be accompanied by a written agreement between the owner or his agent and the village of Metamora and a performance bond in an amount equal to the cost of the reclamation of the land as set forth in the development plan.
D.
Cemeteries, crematories and mausoleums, if not located within five hundred feet of any existing residence or residence district established by this title;
E.
Commercial radio and television towers;
F.
Boarding or breeding kennels.

G.
Towers which comply with the provisions of Chapter 15.52 of this Code.
H.
The siting and construction of a wind energy conversion system which complies with the wind energy code.

A.
All bonafide agricultural uses shall have a minimum lot area of ten acres; all other uses shall have a minimum lot area of twenty thousand square feet.
B.
No minimum lot width is required for bonafide agricultural uses; all other uses shall have a minimum lot width of one hundred feet.

Single-family residences shall not exceed thirty feet in height.

All structures shall have a minimum front yard of thirty feet from the property line or one hundred feet from the centerline, whichever is greater, if on a federal, state, county or township road; and a minimum front yard of thirty feet from the property line or sixty feet from the centerline, whichever is greater, if on any other road.
