CHAPTER 17

12 - ZONING DISTRICTS AND MAPS

17.12.010 - Establishment of districts.

For the purpose of this title, all land within the village of Metamora is designated on the zoning district map as being in one of the following districts:

AG District - Agricultural

OS District - Open Space

R-1 District - One and Two Family Residential

R-1A District - Residential

R-2 District - Multiple Family Residential

C-1 District - Neighborhood Business

C-2 District - Central Business

C-3 District - Highway Commercial

I-1 District - Light Industrial

I-2 District - Heavy Industrial

17.12.020 - The zoning map.

The locations and boundaries of the districts established herein are shown upon the zoning district map which is incorporated into this title. The zoning district map, together with all notations, references and other information shown thereon, and all amendments thereto, shall be a part of this title and shall have the same force and effect as if the zoning district map, together with all notations, references and other information shown thereon, was fully set forth and described herein.

17.12.030 - District boundaries.

Unless otherwise indicated on the zoning district map, the boundary lines of the districts follow lot lines, centerlines of streets, alleys, or railroad right-of-ways, or such centerlines extended, centerlines of creeks or the corporate limitline as existing at the time of adoption of the ordinance codified in this title.

17.12.040 - Application of regulations.

A.

No building or land shall hereafter be used and no building or part thereof shall be erected, moved or altered unless for a use expressly permitted by and in conformity with the regulations for the district in which it is located.

B.

All streets, alleys, public ways, waterways and railroad right-of-ways, if not otherwise specifically designated, shall be deemed to be in the same zone as the property immediately abutting on such alleys, streets, public ways and railroad right-of-ways or waterways. Where the centerline of a street, alley, public way, waterway or railroad right-of-way serves as a district boundary, the zoning of such areas, unless otherwise specifically designated, shall be deemed to be the same as that of the abutting property up to such centerline.

17.12.050 - Zoning of annexed land.

All territory that may hereafter be annexed to the village shall from the time of annexation be considered as being in the R-1A district, unless otherwise designated by the zoning ordinance amendment. Prior to, following, or at the time of annexation of any territory to the village of Metamora, an application for rezoning may be filed with the village clerk and thereafter processed in the manner prescribed for amendments.
