The intentional destruction or tearing down of fifty percent (50%) or more of a principal building, including the removal of debris, grading and filling of holes and pits, and the elimination of physical hazards. The requirements and obligations for Substantial Exterior Demolition are distinct from those for lesser exterior demolition and interior demolition projects, and a separate permit is necessary.
